Bihar Land Record Online: Bhulekh, Khata & Khesra Guide
This is a complete how-to-check guide for Bihar land record online — including Bihar Bhulekh, Bihar Bhulekh Khatiyan, Bihar Bhulekh Jamabandi, Khatauni and Khata-Khesra lookup. What is Bihar Bhulekh?
Bihar Bhulekh (भूलेख) is the digitised land record system run by the Bihar Revenue Department. The official Bihar Bhulekh portal — biharbhumi.bihar.gov.in — lets anyone view Jamabandi, Khatiyan and Khasra records for all 38 districts. It works both on desktop and mobile.
How to check Bihar land record online — step by step
- Open the Bihar Bhumi portal. Visit biharbhumi.bihar.gov.in on your phone or computer.
- Click "जमाबंदी पंजी देखें". On the home page, choose the option for viewing the Jamabandi register.
- Pick District → Anchal → Halka → Mauza. Select your जिला, then अंचल (block), then हल्का (sub-block), then मौजा (village). If your village is missing, try a neighbouring mauza — boundaries change after re-survey.
- Choose how to search. You can search by name (नाम से), by Khata number, by Khesra/plot number, or by Jamabandi number. Searching by name is usually easiest for the first time.
- Open the record & download. Click on your row to view full details — owner, area (rakba), land type, mutation history. Use the print/PDF option to save a copy.
Khata, Khesra, Khatauni — what's the difference?
- Khata (खाता): An owner's account number in the village revenue register. One person can have many Khesra plots inside a single Khata.
- Khesra / Khasra (खेसरा): The unique number for a specific plot of land. This is what you actually own — one plot, one Khesra.
- Khatauni (खतौनी): A summary register that shows all owners and plots in a village. Different from Khatiyan.
- Khatiyan (खतियान): The original ownership record from the British / pre-1950 cadastral survey. Still legally important.
- Jamabandi (जमाबंदी): The current rights record showing who owns the plot today, including post-mutation updates.
What to do if Bihar Bhulekh portal is not opening
The official Bihar Bhulekh / biharbhumi.bihar.gov.in site sometimes goes slow because of heavy traffic. If it doesn't load:
- Try early morning (8–10 AM) or late night (10 PM–12 AM).
- Use Google Chrome — it handles the portal best.
- Clear cache or try Incognito / Private mode.
- Try the official Bihar Bhumi mobile app from Google Play.
Bihar Bhumi sudhar / भूमि सुधार रजिस्टर 2 explained
Bihar Bhumi sudhar refers to corrections made to land records — usually after a Dakhil Kharij (mutation) or a court order. भूमि सुधार रजिस्टर 2 (Register II) is the official corrected register held at the अंचल कार्यालय after such corrections. The same data is reflected on the online Bihar Bhumi portal once the अंचल officer signs off.
Bihar Bhulagan — paying land revenue online
Bihar Bhulagan (भू-लगान) is the annual land revenue paid to the state. You can pay it online from the Bihar Bhumi portal — look for "ऑनलाइन भू-लगान" on the home page. Keep your Khesra number and current Jamabandi handy.
