How to check Bihar land records online (jamabandi)
The jamabandi (Register-II) is the record most people mean by “land record”. To check it:
- Open the official Bihar Bhumi portal, biharbhumi.bihar.gov.in.
- Click View Jamabandi Register (Apna Khata / Register-II).
- Select your district, then circle (anchal), halka and mauza (village).
- Choose how to search: by jamabandi number, khata number, khesra number or owner (raiyat) name.
- Enter the details and the captcha, then click Search.
- Click View next to your record to open the full jamabandi, then print or save it.

Check khatiyan online
The khatiyan is the older record of rights prepared during the Cadastral (CS) and Revisional (RS) surveys. It is key for ancestral land, partition and disputes. On bhuabhilekh.bihar.gov.in, select district, circle, mauza and survey type, then search by khata, khesra or name to view the scanned khatiyan. See your land map (Bhu Naksha)
On bhunaksha.bihar.gov.in, choose district, sub-division, circle, mauza, survey type and sheet number to open the village map. Click your plot or search by khesra to see plot information and the LPM report. You can also order a printed revenue map for home delivery by post from dlrs.bihar.gov.in. Check dakhil kharij (mutation) status
After buying or inheriting land, mutation records the new owner in the jamabandi. On biharbhumi.bihar.gov.in, open Mutation Application Status, select district, circle and financial year, and enter your case or application number. Pay land tax (lagan) online
Land tax can be paid online on the official Bhu-Lagan portal, bhulagan.bihar.gov.in, and through Bihar Bhumi. Search your jamabandi, check the amount due, pay online and download the receipt. Keep your latest lagan receipt; it is often asked for in land sales and loans.
Apply for LPC and e-Mapi online
- LPC (Land Possession Certificate): apply online on Bihar Bhumi after mobile-number login, upload the required documents and track the status online. LPC is commonly needed for loans and government schemes.
- e-Mapi: apply online for an official measurement (mapi) of your land by the circle amin, useful for boundary disputes and before construction.
- Parimarjan Plus: if your digital jamabandi has a wrong name, area, khata or khesra, apply online for correction with supporting documents.
Check these records before buying land in Bihar
- Match the seller’s name in the jamabandi with the sale documents.
- Check the khatiyan to confirm the land type (raiyati, not gair mazrua) and history.
